The Farmers Almanac saying that March “comes in like a lion and goes out like a lamb” doesn’t apply to Yonge & Steeles; the “lion” was roaring all month long. I want to take this opportunity to update you on recent developments.
On March 2nd SFRA gave oral deputations to Council’s Committee of the Whole about the Humbold Propertiesproposal for 72 Steeles Avenue West & 7040 Yonge Street. (https://www.springfarmra.ca/single-post/sfra-challenges-72-steeles-ave-west-7040-yonge-street-proposal-at-council).
On March 22nd, Metrolinx gave a presentation to Markham Council’s General Committee about its Business Case for the Yonge Street North Extension project. The Yonge-Steeles station is an “Urban Core Station”, while only one of Cummer, Clark and Royal Orchard “Neighbourhood stations” will be added to keep within the $5.6 Billion budget for the Extension. On March 23rd, we observed the Case Management Conference meeting for Salz Corporation’s (100 Steeles Ave West) LPAT appeal. Most notably, the LPAT Member directed that this appeal be joined with the Gupta one, which will next be addressed on April 27th, and that the transportation consultants work together to identify the major issues and report to the April 27th meeting. SFRA is an Observer for both of these appeals and is preparing to submit briefs for both appeals.
On March 30th, the third meeting of the Vaughan Yonge Steeles Working Group was held. There were three significant presentations: First and foremost, Mizrahi Constantine (180 Steeles Avenue West) has revised its proposal, to add 38% more green space by creating a linear park and more open area in the northern portion of its site, closer to the Secondary Plan’s vision, and has moved its north-south road from the middle of the site to the western boundary. They have also included space for a local library branch at street level in one of their buildings, and more work-live office space in the podium. Even though they have not changed the overall density or heights (actually adding one storey to the 45-storey buildings), we feel this is moving in the right direction.
Secondly, we received a presentation for Sisley Honda (88 Steeles Ave West), who are proposing two high rise towers on their site, of 52 and 40 storeys, and a re-routing of the Powell Road extension south to Steeles along its eastern edge next to the Humbold site. This proposal has not yet been submitted to the City, and we will engage with Sisley to discuss our concerns soon.
Thirdly, we received a brief introduction from Metrolinx on their Yonge Street North Extension project, and SFRA requested data on minimum population densities around current TTC subway stations. They will bring those back to the next Working Group meeting.
On March 31st, the Jesus Baptist Toronto Church held a virtual open house to answer questions about its proposal to convert a home at 72 Crestwood Road for its use, parking, and other issues. This would involve an amendment to both the Vaughan Official Plan and Zoning By-Law to permit a Place of Worship. While this is a preliminary proposal, the SFRA will discuss it further with the proponent once it has been submitted to the City.
So, all in all, a very active month, with more expected in April. Our Crestwood Committee is paying close attention to all of the above developments. We certainly hope that the five other developers will follow Mizrahi’s lead and revise their proposals more in line with the Yonge-Steeles Corridor Secondary Plan and SFRA’s expressed concerns. Your SFRA is ready, willing, and able to engage with all of them to create a better, more integrated neighbourhood in the Yonge & Steeles area.
